That's a meaningful chunk of new supply landing in a town where, according to the 2020 census, only about 6,300 people lived. A 2026 population estimate puts the number at just over 7,100, but even at that higher figure, Munford is small enough that a single subdivision's closing calendar can move the town's entire housing statistic.

What a Median Actually Requires

A median needs a middle. In a big metro, that middle is built from thousands of transactions a month, so no single sale or subdivision can drag it far in either direction. A brand-new single-level home on a slab in a planned community with sidewalks and ponds is not competing head to head with a 1990s brick ranch on a corner lot near downtown, walking distance to Veterans Plaza, where the town hosts its weekly farmers market and concerts. Munford's own unofficial motto, "My Kind of Town," gets used constantly by residents describing exactly that kind of home, the older, established, close-to-downtown kind, not the new subdivision kind.

The fact that a house near downtown and a house in Villages of Green Meadows both count toward "Munford's median price" tells you almost nothing about what either one actually costs.
